Buying a property with established trees can be one of the most appealing aspects of a purchase — maturity, shade, privacy, and character that simply can’t be replicated overnight. But established trees also come with risks, obligations, and potential costs that aren’t always visible to the untrained eye. A pre-purchase arboricultural inspection gives you the full picture before you commit.
Why trees matter in a property purchase
Trees are rarely a neutral factor in a property transaction. A healthy, well-structured tree adds genuine value — amenity, shade, privacy screening, and ecological benefit. A tree in poor condition, or one with structural defects, can represent a significant liability — particularly if it’s located near a dwelling, boundary fence, or powerline.
What makes trees particularly complex in a purchase context is that the most significant issues are often the least visible. A tree can look perfectly healthy from the street while harbouring internal decay, root disease, or structural weakness that makes it a genuine risk to people and property.
What a pre-purchase arboricultural report covers
A thorough pre-purchase arboricultural inspection goes well beyond a visual check of the canopy. A qualified arborist will assess:
Species identification — knowing what you’re dealing with is the starting point for everything else. Species determines growth rate, mature size, root behaviour, susceptibility to pests and disease, and likely maintenance requirements.
Health and condition — an assessment of the tree’s overall vigour, canopy density, leaf condition, and signs of stress, disease, or pest activity.
Structural integrity — evaluation of the trunk, major limbs, and branch unions for defects including decay, cracks, included bark, deadwood, and poor structure that may increase the likelihood of failure.
Management recommendations — clear, practical recommendations for any works required to address identified issues, along with an indication of likely ongoing maintenance requirements.
Council overlays and significant tree registers
One of the most important — and most overlooked — aspects of a pre-purchase tree inspection is identifying whether any trees on the property are protected under a local planning scheme or significant tree register.
In Victoria, many councils maintain significant tree registers or apply vegetation protection overlays that restrict or prohibit the removal of certain trees without a planning permit. Purchasing a property without understanding these obligations can result in unexpected constraints on development, renovation, or tree management — and in some cases, significant fines for unauthorised removal.
A qualified arborist can identify protected trees on the property and advise on what that means for your intended use of the land.
When should you get a pre-purchase inspection?
Ideally, before you make an offer — or at minimum, during the due diligence period before settlement. Trees are rarely included in standard building inspections, and a general building inspector is not qualified to assess tree condition or structure. If trees are a significant feature of the property — or if there are large trees near the dwelling — a specialist arboricultural inspection is a worthwhile investment.
What to do with the findings
A pre-purchase arboricultural report gives you options. Identified issues can inform your purchase price negotiation, form the basis of a vendor disclosure request, or simply give you clarity about the ongoing management costs and obligations associated with the property’s trees. In some cases, the report may identify issues significant enough to reconsider the purchase altogether — and that information is always better to have before settlement than after.
At Shelterwood Consulting Arborist, our pre-purchase arboricultural reports are prepared by an AQF5 qualified, VALID Accredited arborist — giving you a clear, independent assessment of the trees on a property before you commit.
